Quiet and Safe Neighborhood
Located in the vibrant Tatum/Shea Corridor, the Tuscan Villas community is extremely quiet and safe. It is gated with controlled access. The gate system was recently upgraded with a call box service and new security cameras were installed throughout the community. Everything is monitored 24/7. Outdoor Space A nice private north-facing always shaded covered balcony overlooking the immaculately kept manicured grounds with pretty flowers and lush trees. It's a peaceful place for grilling, sitting with friends, or the perfect spot to enjoy morning coffee and meals.
Updates
The major appliances have been recently replaced: hot water heater (5 years), refrigerator & range (2 years), A/C and heating system (2 years). The new heating system includes an efficient heat pump for primary heating with secondary heat strips to ensure the unit is double protected for when the temperature dips in the winter. The unit has a NEST smart thermostat that allows the air conditioning (A/C) and heating system to be controlled remotely via phone app or computer. The A/C is new so there’s peace of mind knowing the unit will stay cool during the summer heat. With all these upgrades, this home won't cause you any undue stress in the near future and the sellers home warranty will prove it!

The Tuscany Treehouse
If you've always envied kids who had a treehouse in their yard and wanted to have one too, here's your chance! Well not quite but this could be your "fortress of solitude" to escape real life and live in a nostalgic dream. There’s something about this "treehouse look" that I really love. It catches your eye as you go by, almost like it is standing proud and tall, for everyone to see... especially with those tall sprawling branches shading the rigid metal screen door that is added to the main front door. This screen door can be used to create a secure, refreshing breezeway on days and mornings that are cool. Plus, the third-floor unit is more aesthetically pleasing because you can look at that beautiful shadowed patio instead of just bare metal rails.
Bed Bath & Beyond the Front Door
A manicured front lawn and landscaping greets you as you arrive at this home. Tucked back away from it all but just a couple of minutes from freeways, shopping, and entertainment nestled Unit 353 at Tuscany Villas Condominium Homes. Beyond the front door, you will enter the bright and open great room with a wood-burning fireplace across from the large picture windows where a pass-thru to the dining area opens the space up a bit. The newer carpet flooring here looks great with the neutral-colored paint. Beyond the living room is the fully equipped kitchen, outfitted with newer stainless steel appliances, ceramic tile flooring, and cherry colored cabinets. From the great room, a hallway leads to the expanded master with a huge walk-in closet and enclosed tub/shower to make this a great place for a quick shower or a relaxing soak. Next door is the second bedroom separated by the laundry room with energy-efficient washer/dryer and matching pedestals. This north facing unit stays cool while it saves energy. It is extra quiet since it’s on the 3rd floor and does not receive any foot traffic from other residents walking and making noise on the ceiling above. Unit 353 has one assigned covered parking spot, and the community has numerous uncovered parking spots for guests and additional vehicles. There has never been a parking issue at Tuscany Villas.
Community Features
The community has a resort-style heated pool and hot tub overlooking Stonecreek golf course and public trail for walking, running, and biking. There's also a clubhouse, gas BBQ throughout and a nicely equipped community gym which has free weights and machines. The gym is managed by the HOA with security cameras. For premiere in-city hiking, it’s a short drive (<5 mins) to the Phoenix Mountains Preserve, Piestewa Peak Park, and Lookout Mountain Preserve. This community is in an excellent location for access to shopping and groceries: PV mall is to the north with multiple grocery stores (Whole Foods, Fry’s Marketplace, Sprouts, Trader Joes) in the nearby area (some within walking distance). Additionally, there are numerous restaurants in the area that are within walking distance and highway 51 is close by for quick access throughout the valley.
Professional and Courteous HOA
The HOA is extremely professional and courteous. It’s evident that they responsibly invest the monthly HOA fees in the property. The grounds have always been beautifully manicured with pretty flowers and lush trees. The entire roof was replaced and the pool area was resurfaced and re-lined. This summer the entire community will be repainted. The HOA is strict on enforcing the community rules & regulations including noise levels and maintaining aesthetics standards. Community Rules & Regulations do not permit short-term rentals, so there is no suspect traffic from services like Airbnb rentals: “No unit may be leased for a term of less than ninety (90) days, and no unit shall be leased more than twice during any twelve (12) month period.” Lastly, the HOA pays for sewer, water, and trash, which is included in the low monthly HOA fee.
